Condos and Town Homes in the State of Utah

Topic: Home buying

Lately there has been a debate in Utah about whether it is more advantageous to purchase a home or a condo. For those who do not have a lot of children, sometimes it is easier to live in a town home or condo. But the question is, which has more value, a home or a condo/town home of the same square footage?

A condo is the form of housing tenure and other real property where a specified part of a piece of real estate is individually owned while use of and access to common facilities in the piece such as hallways, heating system, elevators, exterior areas is executed under legal rights associated with the individual ownership and controlled by the association of owners that jointly represent ownership of the whole piece.

A town home or townhouse is a style of medium density housing that originated in Europe in the late 17th century were a row of identical or mirror-image houses share side walls. Town homes in the United States are located in many of the big cities like New York but there are also Sandy town homes. The state of Utah has recently been building many new condos and town homes to add to their abundance of housing.

Many people start their property buying progression with a condominium or townhouse, but which is the right choice for the individual? The biggest advantage of both condos and town homes is the price. It has been said that one can save a lot of money by not buying a big yard. A big selling point is that one does not need to take care of a big yard. Even if there is a little yard, the housing association will most likely take care of it. Another positive point to purchasing a town home or condo is the location and the attractiveness.

Besides Salt Lake City, a great area to look for condos and townhomes is in Sandy. Sandy Condos are listed as low as $ 116,000 in today's market. Most are located in advantageous locations near Interstate 15 and have many shopping centers close by.

So when it comes to first time homebuyers, making a decision about which is better for the individual, there are many things to consider. The first and foremost is exactly where they are looking. Depending on the city, it may be of more value to buy a house over a town home but in Utah, mainly the city of Sandy, one can benefit from purchasing a condo or town home.
