When you decide to purchase a home there are some things that you already have or wanted to have. Depending on your needs, the cost of your new home will greatly depend on your needs vs. your wants. For example, lets consider a single family with two children. Your needs may demand that you buy a home with 2 bedrooms, 1.5 baths, and a minimum of 1,200 square feet. This scenario would require the children to share a bedroom but the over all size of the home gives you more comfortable living space. At a minimum this is what you require to make a home purchase. Comparing this to your wants may look something like, 3 bedrooms, 1.5 baths and 1,400 square feet. The difference in the size of the home will affect the price of the home by thousands of dollars and make the difference between staying in the home your currently reside, renting, or buying a smaller home. Knowing your needs up front can greatly reduce the amount of homes you preview and utilize your time more efficiently.
In determining what your needs are in a new home you should first know how much you can afford for a new home. If you are on a tight budget your needs may be all that is met when buying a new home. If you have more disposable income to put towards a monthly mortgage payment you can buy a home that has additional amenities that meet both your needs and wants. When preparing to purchase a home make a list of all the things you need for you and your family. Consider the number of bedrooms, baths, garage size, square footage of the home, age of the home, overall condition of the home, lot size, price, specific area of town, and anything else that you feel is critical to have in a home. Use this criterion to find homes in your area that meet your expectations. It will save you time and money in the end by knowing exactly what you need.
Your wants are also important in choosing a home. There may be things that would be nice to have but ultimately price usually dictates how many of your wants you can include in your new home purchase. Example of some common wants would include an; office, large back yard, fenced yard, dual level, basement, etc. Sure some of these things would be nice but they are not necessary for you to buy a home, unless they are on your needs list. Knowing the difference from your needs and wants can guide you in your new home purchase. Using a professional real estate agent services you may be sure of finding a home that best profits your needs and wants.
