If there are things that you can't afford to repair at the time or if you are not interested in repairing it know that it will reflect in the price people are willing to pay for your home.

It is not critical for your home to be in perfect condition. Often people hold off on replacing the carpet and other major touchups but offer an incentive to the buyer upon the sale of the home to have it done later. By doing this the buyer of your home has the option of picking the colors and type of carpet they want.

One of the best ways to get ideas about what to fix and what not to fix, beyond the obvious, is to contact several real estate agents and have them walk through your home.
