    Hey, James Mikel Here, just wanted to give big takhns to Edie for posting my vid. Another bit for your readers, I have a phone interview with a reporter from Sarasota Tribune tomorrow he is working on an article about lien superiority for foreclosure property. When the article is posted I'll forward the link.You are doing an incredible job with your site. FYI-AlisonTThere is some excellent information on tax sales/conveyances/prcedure. The below link is to the City of Wilmington, but the rules there should be uniform through the state. Check the local city websites, by the way the property owners have 1 year to redeem after the auctioning for unpaid taxes. After that the deed is issued to the person who paid the taxes on behalf of debtor. Interest accrued is 12% and of auction occuring on June 2010-there are a couple there which show promise in regards to property value. I would do a title search of the county records, find out what else they owe and if the amount is small. look up the features and comps in the tax collectors/appraisers records. If all looks good make the call to the owners. They may not have the money to pay the taxes prior to the June 1, 2011 deadline. This can be done in any county, you just have to know where to look.
