Tom and Justice: Dan recently listed the home we were just evicted from with his own company, Janus Realty. I woiuld be interested to know what he's asking since he still has $6500 of my money! I tried to find a way to contact Sally Miller but could not find a number for her. If you have one, please post it so I can get in touch with her. Thanks.
If you have entrusted Dan Shrader with your home,be very careful as he doesn't bother to make the mortgage payments,but collects rents from tenants who get evicted with no knowledge of Shrader's dealings. I urge everyone to contact Sally Miller at the Indiana Attorney General's office. He has hurt a lot of people including neighbors of homes who have seen their home value drop due to foreclosures. I have lost my home because of this man,and my credit rating is ruined.

There is strength in numbers. I think I'm going to start calling him... His cell phone is all over the net. Hopefully this will be the year Dan is put out of business.
My husband and I have had two dealings with Dan Shrader. In the spring of 2007 we sold our home to Dan to keep it from going into foreclosure. Because our financial situation was not good we also agreed to lease to purchase one of Dan's homes in our same neighborhood. The sale of our other home went fine and without a hitch leading us to believe that our purchase of the home we were now in was going aong fine. Anything BUT the case.
In October 2009 we learned that Dan had let the home we were leasing go into foreclosure and he hadn't made a mortage payment since May 2009 even though we'd been paying him! Not only were we being sued for the past due amount on the house but so was the original owner who had entrusted Dan and his company to manage his house and rent, lease or sell it for him.
We stopped paying Dan at the advice of an attorney and banked the funds. In January 2010 Dan sued us for eviction for non payment of rent even though he had pocketed nearly $7000 of our money from June-October. In February we went to court on the eviction issue and lost! He managed through lying to evict us from our home. Someone needs to stop this man before he causes more damage to good, hard working, honest people!
I just looked at a house in fishers with Dan shrader and he actually told me that this house was in foreclosure and if i wanted it he would get it out of foreclosure so it did not sit right with me and just did a little investigation of my own and am glad i found this forum.
Miserable agent. Too busy to return calls. Always has someone else do his work. Short tempered, and not a patient man. I believe his wife issued a restraining order against him. Makes sense. Signals are there.
We sold our house by land contract to Dan Shrader and he received payments from the tenant but did not make the mortgage payments. Our credit has been damaged beyond repair and Dan does not return our calls and is not doing anything to resolve this issue.
Dan Shrader has done the same thing to us. I wonder how many more are out there. He collected rent for 8 months yet hasn't paid the mortgage. He will be out of business soon. I will see to it.
Do not fall for Dan's deal. He will take your home from you, and leave the mortgage company to foreclose on you without making his payments he committed to. He promised to lease to buy option my house and now it is in foreclosure after not making the mortgage payments for 8 months, yet illegally accepting rent during those 8 months.
