The program brought buyers young and older out into the market. The young realized that with good credit they could buy something for less per month with more square footage than what they were renting. The older realized they could move back to home town and family and have choices in the market. So this year is going to be different but good.

Augusta is growing ecilcmooanly as is Aiken and North Augusta, which are two towns just across the river (in SC). The real estate is reasonable especially if you can find a place just outside of the city limits, in either GA or SC. Jobs are easy to come by, especially if you work in the medical field as there are 4 or 5 hospitals in the vicinity, as well as many manufacturing plants. As far as the mixed white/hispanic family I think you should be fine as more hispanic families are moving into the area. My wife is actually Spanish and we have no problem, although we don't live in Augusta, but about 45 minutes away. Having grown up in the area, I think that you will be quite satisfied with the region and the people here. You will be about 2-3 hours from the beach, mountains, Atlanta, Charlotte, so it is very convenient. Good luck!

I'm working with a cinelt now who's getting a great deal on a house she's buying. Once it settles she plans on moving and renting out her other house for investment. It's a great time to get out there and buy.
